First thing you'll notice is the stone treatment. All of the outside walls are covered in hand carved istrian stone, same way as it was carved more than a hundred years ago. Therefore, some elements are hunderds of kilograms heavy and roughly carved columns and vaults are just impressing. All the traditional istrian building elements are embedded into the Palazzo. A tipical CapWall consists of a 25 cm thick porotherm brick, insulation and a 25 cm thick stone layer. Between these two layers there is a layer of styrofoam which serves as a thermal shield. All gutters are isolated inside the walls so the stone facade is not disrupted. This house took 4 years and around 80 people to build.
The size of the house is 386 square meters and the gross size is 504 square meters. You enter the house through a large stone portal 3 meters high which is followed by an arched space used as a terrace facing south.
From here a 20,2 m2 guest room follows with a 27,3 m2 bathroom. This bathroom has a jacuzzi and possiblly a fish tank above it. A 85 m2 living room in the center of the house is dominated by a large fireplace. A spacious 30 m2 kitchen follows. On the ground floor there's also a boiler house, laundy, guest toilette, custody room and two front lobbys, first one for the guests and the second one for future owners of Palazzo Prima.

The second floor has two rooms. A 51 m2 Master room + a 9,3 m2 bathroom, a jacuzzi, a sauna and a wardrobe all incorporated inside the room, three teraces alltogether: eastern terace, southern french balcony and a protected south side. The other room is 24 m2 in size + a 10 m2 bathroom and a 4 m2 wardrobe. This room has a large 37 m2 terace covered by pergolas and baldachins. All three rooms can be entered directly from the garden.

The Palazzo has an atrium court which closes the view to a playful concept of the house from the south side. A large pool is 2 meters below ground level and the poolside is covered with 2 m2 and 10 cm thick stone slates. An outside summer kitchen with a fireplace closes the court from the south-east side.

The pool is 17m by 7,8m and takes up 111 m2. It's encircled by a 4m stone wall and is made in a shape of a fish, equiped with a hydro-massage unit, sheathed with Pebbletec, heated and water quality is guaranteed by using salt water. It has a shoal for the children, massage levels and a waterfall. On the central terace of the ground floor there's an oval Alimia jacuzzi.

A parking lot is at the end of the house on the east side, hidden from view. The idea behind the project of the house was to completely protect the privacy of the owner with it's position and concept. On the outside, it's defined by long straight lines typical of Istrian architecture while it opens playfuly with many of it's teraces towards the pool and a summer kitchen.
