Calculation of usable floor area


In Croatia there is no regulation or law that defines the way in which is declared area of properties that are on the market.

However, 2002. Croatia has taken as its norm ISO standard for the calculation of area and volume, which has brought the world's technical committee for adoption of ISO standards 1992. This is called the standard HRN ISO 9836:2002. It covered different surfaces, under construction, the net floor area, area inside the walls and the gross area. Net area is still divided into useful service and an area for communication.

It is important that one property area calculated by the same method, therefore can not be counted towards the garage area of one side to another room, hallway, etc. according to the third area can be calculated by any method, it is important that they be clearly specified in the contract , annexes, drawings, sketches ... In practice, we can find two properties of same size, while differences in the net usable area can vary even 50 per cent. For example, one-room flat of 30m2 with 20m2 terrace floor area will often be declared as flat of 50m2, while its usable area 30m2 + 20m2 x 0.25 = 30m2 + 7.5 m2 = 37.5m2.
In this example, the usable area 25% smaller than those declared.

Fourth floor of the showed building is also an attic. Since the attic can be also on the first floor these search options are divided into two in order to enable faster searching.



Land area


For construction and agricultural lands expressed surface is equal to that in the cadastral operate. For houses without a garden plot area is not listed. For buildings with a large garden stated area includes part land around and under the building. For buildings with a small yard area as the land is stated only yard (total area of all land less covered area of the building).
